We bought a van last Sept 08 and oh my god do I wish I had read all this before!!!

Long story but I inherited some money and decided againest investing it in a bank as so many were looking a big risk with little return!!!

Strubbled across Park Resorts \Thorness Bay

Biggest biggest mistake ever!!

We paid £13,000 for a van and other bits and bobs

When the van was sited we commented on a few things, kitchen tap broken etc and the lack of axel jacks. The response was greeted with a laugh and these will be repaired.

We were also advised that subletting was possible at a rate of 19% and if after a year we decided to sell we would loose maybe £1000.

3 mths later we still had the same issues and was informed subletting was not available due to the age of the van!!

I wrote a couple of letters got OFT involved to little effect!

Then out of the blue I had a call 'would you like to sublet'

Suddenly the repairs happened and the 3 axel jacks had 9 others join them!!

The rate to sublet jumped from 19% to 28% stuck as to what to do we agreed and as i had previously refused to pay site fee's will the disagreement with them continued had apparently no other option but to agree to a monthly agreement.

All was fine until I recieved the first statement and saw a whooping 55% had been taked by them!!! We challenged I was imformed this was the management fee on top of the 28%.

I then decided to sell showed a lovely couple round and had offered this to them £6000 considering enough was enough I wanted shot, everything was fine until I went to the office and asked for details on changing ownership.

I was then told that they would add 15% commission to the deal and charge the new owners a years prota site fee's even though I would have paid them out right from the £6000.

I said ok so how much would they pay it back from me.......£2000 I am not ashamed to tell you I burst into tears.

I have now accepted this in the light of no subletting for next year and site fee's £400 pmth!

I WOULD SAY THAT BUYING A VAN FROM THESE CROOKS WOULD SERIOUSLY DAMAGE YOU!!!!

It turned out I ended up with £1600 in my hand!! my account had £380 to be cleared!!

I have stated to them that I will make it my life mission to tell anyone that will listen TO NEVER HAVE ANY DEALINGS WITH THEM.

(sorry this is abit rambling still a very upsetting thing for me to deal with!!)

That sounds awful! We looked into it, but luckily never went through with it.

Do let BBC Watchdog know in case there are a build up of complaints, they may investigate.

We are actively looking to expose Park Resorts UK holiday parks, for the corrupt way in which they conduct there business, thinking they can control and dictate to what they see as being the little people that pay for either a holiday home, or for a vacation with them, and in the long run pay their wages. Now we have put together this blog to create a forum for who they see as little people to have one BIG voice.

I had to reply to the post, admittedly after not going to bother to let anyone know but I felt after reading the posts on here, the place deserves to be shutdown.

Friends of ours stayed there a few weeks ago on a "SUN" (newspaper) holidays. Did the basic kinda holiday. When they arrived and inspected the accomadation they had no choice but to upgrade at the cost of an extra £85! For 3 days I might add. In all fairness the caravan they upgraded was very nice, en-suite, flat tele, nice kitchen, beautiful views etc etc.

However, they invited us over with our two kids to use the facilities as you can, so we decided to take a look closer as my Mum and Dad has previously been down there to seriously purchase a van!

So off we go, met up at their van which again was lovely. Decided to take the kids swimming, as we heard they had a slide in the pool, not sure who ejoyed it more me or the kids!
As we opened the door to the pool area there was water everywhere, litterally as you walked in the doorway where it was merely a walk way to the sitting area; if you can call it that (a few garden chairs!) We were the only people in there at the time, and the 3 x life guards continued to play football across the ball with a proper leather ball - unbelievable! You could argue well, we were hte only people in the pool so let them have fun, erm no! It's a professional outfit charging professional prices as stated below. Anyway, off I go to get change with my 3 yr boy and 2 yr daughter in one of the changing rooms, when my son says "Dad need a poo!", great I think off we go to the toilet (situated next to the water slide).
I was absolutely disgusted! Previous person hadn't flushed the toilet after a no.2 (I'll try and keep the descriptive explaination down), there was faeces around the outside of the toilet, wee all over the floor! It was that bad I struggled to let my son use the loo, I had to hold him clear of everything and the stench was unforgetable.
So not letting the kids get to disappointed we continued to use the pool which wasn't to bad cleaniess wise, kids loved the slide and it killed an hour or two.
So we get out I get the kids changed with my wife in the sitting area as you do, once they were all dressed I headed off to get changed, back through the flooded walk way and into a different changing room, to my astonishment, (sorry ladies or the squiffy ones) a used ladies sanitory towel and it again without being to explicit, it was something out of Hell Raiser. A) Why the hell do people think it's ok to leave something as personal as that on the floor?? It was absolutely disgusting to find such a thing behind and for the ignorant person not place it in a bin and you should be ashamed of your self and B) Why hadn't the (I hear you say "oh leave the poor lads alone" the poor lads who were just having a laugh, that hadn't checked the toilets, who couldn't be bothered to keep the walkway clear of water, who also didn't clear the changing up!!!

Anyone even thinking of staying there on holiday or purchasing a van, DON'T, DON'T STAY THERE OR BUY THERE, it's a dump, a dump that charges 5* prices.

Just a little visit for an hour or two like that has made me not want to stay at any park resort sites and it shouldn't be like.

I will also add I have stayed at 2 different parks (sorry can't remember the blooming name) on the mainland and they were far clearer and would definitely go back.

for those that have the "try yourself and make your own opinion", please please don't, if the pool is that bad, what is the cleaniness behind the scenes????

Sort your act out Nodes Point, your a joke to the island!

I do not live on the IOW but have a caravan with park resorts in Great Yarmouth and we were ripped off.
The site was owened by Liffens we were able to have a fenced in area with garden but they stopped that and we lost everything but the van.
This year we upgraded the salesman was pushy no manners a case of sign on the dotted line now get lost. They say they gave us four thousand off our new van so now we have to let it out through them so they can get there money back and we must not have any thing of our own in the van.
We brought a 8 birth but they tell us it will be only a 7 as we have a bed missing which they said they will put in there but they cant be bothered.
I am also seeing new salespeople everytime we come down.
Can anyone who is reading this message help with addresses of people who can continue with my complaint as headoffice are just as bad.
I came across this site as many of you have had similar proplems.

I worked for them since they started, I have now got out because it is not only you owners that have been stitched up by dark resorts. if any of you have had damage through the siting of your van and been told to claim through your own insurance i may be able to help you.

i have a caravan for 5 years on cayton bay upgraded 2 times 65.000 later we are told to get off in under 14 days two young kids disabled husband 5 heart attaks 1 stroke all because my husband found as usual caravan behind us just sited open two boxes in door way my husband put them in his brand new van with invoice to report to security saved again caravan robery my husband arrested he has magestrate lord mayor and police chief friends even security vouched for him DO NOT BUY ON CAYTON BAY DO NOT HELP WITH THEFT.

i know this post was many years ago but i just have to write my story.
We bought a van at park resorts in saltfleet lincolnshire a bout 18 months ago for £11,000
we went under the guaranteed income scheme and was mortified just before xmas 2010 when they wanted the site fee's as it wasnt explained to us that we would have to pay them, we thought we had until march/april which by the way the sales guy told us!! one of our requirements was that we didnt want the van on that pitch and several jobs needed doing, we were told to keep the van on that pitch as it has to stay in that area due to rental and at the end of the season they would move it for us. sadly we didnt get this in writing and they denied saying it of course.
as for the jobs, they got done but not properly. one of those jobs was new window hinges as the windows didnt shut properly and 12 months later they tried to charge me £147 for new window hinges! but when we went up the window hinges were still the same old ones that didnt shut!! so thats twice that job was done and yet they were still the same old ones as when we bought the van.
after a lot of shouting they soon cancelled that charge.
i found it annoying that we hardly got up there and when we did they would spoil our break by hounding us to upgrade and i went into depth about the lies we were told about changing pitch they said they would not do that as the pitches sell the van and our pitch wasnt a desired one!! and if we did move it would cost us £500 plus dis and connection fee's.
anyway the strange thing is now please bear in mind they constantly hounded us to upgrade, we went up to the van to check on it after winter and discovered that they hadnt done the winter shut down properly. yes they shut off the water,electric off etc but didnt put the cushions in the middle of the floor or moisture pots down etc.. when i asked them they said they had put it all back, when all the vans around us still had theres in the middle of the floors, dont think so!!
we rented our van out this year through park resorts as we knew we wouldnt get up much plus it would help us pay the fee's
this is where it gets intresting!!
we went up about 4 weeks ago after someone wanted to view our van in respect of taking it offsite and we noticed the van was quite mossy at the back which we had never seen before, when we got in our seats had been slashed, off i went to the site office and they said there was nothing i could do as i didnt specify that i wanted to pay the extra premium on the insurance i told them they never gave me the choice and i paid through them, lesson learnt big time there!!

and then

we noticed that all the air vents at the back end of the van had been stuffed with news paper dated 6th may 2011 5 months before!! even the vents on the floors were covered with card. we was very lucky that the damp hadnt caught the van but it would have if we hadnt seen it before winter. i just dont see why a holiday maker would shut off the air vents in may when we had such hot weather around that time... hummm want to upgrade because your van is knackered?? sounds more plausible to me!!

we couldnt sell our van due to the increased site fee's, gone up from 2000 to 2600 plus 700 loyalty discount (upping it to 2700 and 3300) with bills of around £600 a year on top of that .. in the end we got £1000 for our van selling it at trade to a buy your van person and im not sure how much is in the rental pot as they wont tell me on the phone just keep telling me its in the post!! so yep weve lost thousands and i will never buy a van again
